The staff was very helpful to us. we arrived after midnight by water taxi and the gentleman at the desk was very helpful to us. he even carried our luggage to the third floor for us. the woman on duty during the day--the manager?--was very helpful also and took the time to give us good information and advice about the city.

Be aware there is no lift. fairly close to san marcos, lots of winding around, but hey this is venice, a five min. walk from the ferry stop. several minor misunderstandings due to the language barrier. we were told to leave our key in the room in the morning when we left by the desk clerk, and then told by the breakfast hostess we were to bring it down. a nice european breakfast.

A well located, pleasant and relatively inexpensive hotel. i would certainly stay there again.

Good place to stay in venice. close to piazza san marco and only 10 min walk from rialto. only caveat is that there are no elevators so be prepared to tote your luggage up as many as four flights of stairs. i'd stay there again.
